Buying New in the Las Vegas Valley

The valley has new construction at nearly every price point and stage of life. You will find 55+ resort communities in the northwest, low-maintenance paired homes in Summerlin, and gated single-family neighborhoods close to Red Rock Canyon.

New homes come with their own rules. Builder contracts are written by the builder's attorneys. Incentives often depend on the lender you choose. Lot premiums, design studio upgrades and HOA costs can move your final price well past the advertised base price.

This page covers three communities worth a close look, how the buying process works, and how George protects your interests at each step.

The New Construction Buying Process

Buying from a builder follows a different path than buying a resale home. Here is how it usually unfolds in Las Vegas.

01

Call your agent before the first tour

Most builders require your agent to register you, or come with you, on your very first visit. Walk in alone and you may lose the right to representation for that community.

02

Get pre-approved and compare lenders

Builder incentives are often tied to the builder's lender. Get a second loan estimate so you can see what the incentive is really worth.

03

Shortlist communities and builders

Compare HOA dues, any special assessments, build timelines, warranty coverage and resale history for each builder before you fall for a floor plan.

04

Choose a plan, homesite and contract

Lot premiums vary by view, size and orientation. Read the builder's purchase agreement closely for deposit terms, completion dates and cancellation rules.

05

Make design studio selections

Set an upgrade budget before you walk in. Spend first on items that are hard to change later, such as structural options, electrical and plumbing.

06

Inspect during construction

Hire an independent inspector before drywall goes up and again before closing. Code inspections check minimums, not workmanship.

07

Walk through, close and use your warranty

Document every item on the final walkthrough. After move-in, schedule a review before your first-year warranty window closes.

Why Use a Real Estate Agent for New Construction?

The friendly consultant in the model home works for the builder. Their job is to sell homes at the best terms for the builder. Yours should be someone whose only job is you.

■  Negotiation on more than price

Builders guard base prices, but closing cost credits, design upgrades, lot premiums and rate buydowns are often on the table.

■  Contract review

Builder agreements favor the builder on delays, deposits and changes. You should know what you are signing before the deposit leaves your account.

■  Side-by-side comparisons

An agent can compare builders, nearby resale homes and total monthly cost, so you are not judging a community on its model alone.

■  Upgrade and resale judgment

Some upgrades add resale value and some never pay back. A seasoned agent knows which is which in your price range.

■  Inspections and walkthroughs

Your agent coordinates independent inspections and follows up with the builder until punch-list items are fixed.

■  Often little or no added cost

Many Las Vegas builders offer cooperating-broker compensation. Terms vary by builder, so get them confirmed in writing first.

New Construction FAQ

Do I need my own agent to buy a new construction home in Las Vegas?

You are not required to have one, but the sales consultant in the model home works for the builder. Your own agent represents you on price, incentives, contract terms and inspections. Many builders require your agent to be registered at your first visit, so call before you tour.

Is Trilogy Sunstone a 55+ community?

Yes. Homes at Trilogy Sunstone are intended for occupancy by at least one person 55 or older, with certain exceptions for younger persons as allowed by law and the community's governing documents.

What is the difference between Iris Glen and Reserves at Alton in Summerlin?

Iris Glen by Richmond American offers two-story paired (attached) homes with no yard to maintain. Reserves at Alton by KB Home is a gated community of detached one- and two-story homes with backyards and a wider range of sizes. Both sit in Summerlin's Grand Park Village.

Should I get a home inspection on a brand-new home?

Yes. A city or county inspection checks code minimums, not workmanship. An independent inspector at the pre-drywall stage and again before closing can catch problems while the builder still has crews on site.

Do I have to use the builder's lender?

No. Builders often tie incentives to their preferred lender, so compare the full loan estimate, including rate, fees and the incentive value, against an outside lender before you decide.
