Description: Summerlin has won numerous awards nationally as
one of the premier masterplanned communities in the U.S. Developed by
Del Webb and Howard Hughes Corporation, the community has many different
"villages" and is continuing to be developed. It will eventually grow
as far south as Tropicana. Right now it is bordered on the east by Vegas
Drive, north by Cheyenne, west by Hualapai, and south-? There exist within
Summerlin a premier senior only community called "SUN CITY". This community
has exceeded the wildest expectations of all developers and price per
foot is probably one of the most expensive in town. Sun City is huge,
over 2500 homes and features 2 golf courses, multiple community facilities
including indoor pool, as well as some fantastic views both of the golf
and the city.
SID FEES - All Summerlin residents (with the exception of Sun
City residents) pay an annual assessment known as Special Improvement
District. When Summerlin was first developed, Del Webb built all the infrastructure
including major roads to the development. Consequently as each homeowner
moves in a new home, there is an annual assessment paid up to the year
2016. The amount varies on the builder and how they decided to allocate
it. Average fee for a $150k home- approximately $600 per year. These association
fees cover the costs of greenbelts, parks, and in some cases security
gate fees.
Proximity to town: About 12-15 miles from the strip.
Schools: There are a good many private schools located in Summerlin
including: The Meadows School, Merryhill School, The Hebrew Academy and
others. Public schools include: Lummis Elementary, Piggott Elementary,
Becker Jr High and Cimmaron-Memorial High.
