Location: On Las Vegas Boulevard, fronting the Strip just one
building north of the Circus Circus Hotel Casino.
Building and Units: One 45 story tower with 405 units. There is
no on site management company here, these are not hotel units, strictly
condos with fee simple
Summary: This project will have a total of one 45-story tower
that offers 405 luxury condominiums. Units start at 800 square feet for
a one bedroom and progress up to a 3,500 square foot penthouse or a
5,000 three story SkySuite complete with a private elevator, rooftop
patio and luxurious Jacuzzi! All units include outdoor living areas,
such as patios and roof top decks, suitable for entertaining and
enjoying the view of the Las Vegas strip. Residences start from the 5th
floor up. An outdoor recreation area will feature more than an acre of
pool and garden space, a putting green, a fire pit, a barbecue area and
a dog run. Indoor amenities include a social room, a spa and fitness
center, a racquetball court, a business center with a meeting room, a
screening room, a billiard room with a bar, valet parking, concierge
services and state-of-the-art security. Construction is expected to
begin in the first quarter of 2005.
Pricing: The prices are from $400,000 to $4 Million.
Association Fees: This builder offers a simple solution: the
monthly fees are based on .41 cents per square foot of living space (not
including balconies).
Developer: Joint effort of Aaron Yashouafar, chief executive of
Millbank Real Estate Services, a 27-year-old Los Angeles based company
specializing in the development and high-rise management and David
Pourbaba, a noted Southern California Real Estate Developer. Sky Las
Vegas is being designed by Desjardins Design Group.

one block west of Las Vegas Boulevard. Can be seen from the Northwest
corner of Las Vegas Blvd and Sahara.
Building and Units: Two 40 story towers consisting of 403 units
each.
Summary: Developer Steve Fifield , President of The Fifield
Company of Chicago is planning a high rise development featuring twin
40-story towers to be located north of the Sahara Hotel at Fairfield Ave
(not far from the Stratosphere). The Fifield team has developed 50
buildings comprised throughout the U.S. worth well over $3 billion.
Fifield has earned a reputation for creating exciting living
environments in some of the country's most renowned locations and had
been awarded Developer of the Year for the Midwest and Chicago.
The twin 40 story towers will each consist of 403 units. There are up
to 15 different floor plans that range from a studio to, one, two and
three bedroom units measuring 671 square feet to 4,400 square feet. The
penthouse units are available in single and two-story designs. The
interiors provide high ceilings, granite counter tops, Italian cabinets,
stainless steel appliances, marble flooring in kitchens and foyers,
oversized soaking tubs with marble surround, spacious master suites, and
sound attenuation between residences. Common amenities include a
business center, conference/dining facility, workout/spa area and
high-speed elevators. A pool complex will be surrounded by 36 cabana
units that will be available for sale to residents. Concierge service,
doorman and valet service will also be provided.
Completion of the towers is projected for 2007.
Pricing: The units are expected to be priced from $300,000 to $4
Million. Pre-sales are to occur starting in 2005.

The Residences at Cosmopolitan Resort

Location: One building south of the Bellagio Hotel on the Strip.
Building and Units: One 61 story building (glass) right on the
Las Vegas Strip. This will be Casino and Hotel and in addition to the
hotel rooms there will be 1,400 condo-hotel units. Units to be sold
furnished. Fantastic location!
Summary: Accepting reservations! All units have a 100 square foot
balcony. Units range from 600-900 square feet and there are studios, one
bedroom and two studios combo. The lower levels will contain a 70,000
square foot full service casino, over 150,000 square feet of exclusive
and brand name retail boutiques, fine dining restaurants, a 1,800 seat
theatre featuring a world class production and a beach club that
overlooks the strip.
Pricing: From $600,000 to over $1 million
