Location: East on Flamingo Road from the Strip, turn right on Koval Lane
and the project is on the left almost right next to the Aqua Blue
project.
Building and Units: One building 16 stories with 255 units. These are
condo-hotel units and sold furnished.
Summary: Marcus Hotel and Resorts and Diversified Real Estate Concepts
have entered into a joint venture to build a luxury condominium resort
hotel just off the Las Vegas Strip. The Platinum Hotel & Spa will
feature 255 condo units, 16 stories high, consisting of 245 one-bedroom
and 10 two-bedroom units, a luxury spa, indoor and outdoor swimming
pools, 8,440 square feet of meeting space, which includes a 4,500 square
foot rooftop terrace overlooking the Strip, a restaurant, poolside
lounge, lobby café and a upscale bar. The residences will range in size
from 911 to 2,166 square feet. Each suite will offer upscale amenities
such as walk out terraces, 42 inch plasma screen televisions, oversized
whirlpool baths, fireplaces, 24-hour room service, town car service and
complimentary high speed Internet access. The suites have a complete
kitchen with granite countertops and stainless steel appliances, a
separate dining area, living room, one or two bedrooms and a spacious
bathroom and a large terrace/balcony featuring views of the mountains
and the Las Vegas Strip. The project is expected to be completed by
2006.
Pricing: From $300,000 and go up to $1 Million.
Association Fees: Most fees to range from $380-$461 a month; a select
few to be over $900 a month.

Restriction for Platinum: If you are in the management companies rental
program, then you may use the unit for a total of 60 days a year. If you
are not in the rental program, then you may use the unit for 29

repeated throughout the calendar year. |

Metropolis

Location: Right on Desert Inn Road between Paradise Road and the Strip
(opposite side of Desert Inn from the new Wynn Resort Hotel and Casino).
Access is from Debbie Reynolds Blvd.
Building and Units: One building 21 stories high with 71 units.
Summary: The project is billed as Loft-Flats and has a different twist
on some of the competition in town. The units are divided into: 2
bedrooms, 2 bedrooms +loft, 3 bedrooms, and 3 bedroom + loft floor
plans. Units range in size from 849 to 5,342 square feet of livable
space. The architecture is art-deco inspired and is very easily noticed
when driving down Desert Inn Road east of the Strip. There are multiple
floor plans (18) which include ceiling heights approaching 20 feet for
the lofts and more than 10 feet for the flats. Metropolis offers
dramatic views of the property consisting of the new Wynn Resort (rear
portion of property formerly the Desert Inn golf course) and the Las
Vegas Strip skyline. Other features include superior sound insulation
between units, concierge service, and large terraces and various sized
balconies, oversized swimming pool, a first class fitness facility, and
private wine cellar with caterers’ kitchen for private parties.
Pricing: From $575,000 to more than $2,950,000
Association Fees: Fees are payable in monthly installments of $525.

record of high rise loft concepts of “elegant living spaces for the

MGM GRAND - The
Residences

Location: Corner of Harmon Ave & Audrie Street, directly in back of the
MGM Grand Hotel.
Buildings and Units: At least two towers and possibly more. Tower A will
be a Four -Star 40 story, 576 unit condo hotel.
Summary: This project was originally planned for as many as 6 towers.
However, recent updates suggest a smaller project. The first tower
proposed will be 40 stories tall and made up of studios and one bedroom
units. This will be the first Hotel/Condo built in Las Vegas. The units
will be sold fully furnished right down to linens and tableware. Ultra
luxurious bathrooms are part of the plan and even ultra thin LCD flat
screen HDTV’s! The floor plans will measure from under 600 to nearly
1,600 square feet. They will offer strip or pool/mountain views. The
units may be rented on a nightly basis through the MGM management and
will have access to all amenities located at the MGM such as room
service, spa, pool, full maid service, etc. You may access the MGM Hotel
from the condo via a moving walkway or by a monorail.
Pricing: From $460,000 to $1.5 million. The prices increase $5,000 per
floor for mountain views and $10,000 for strip views.
Association Fees: Fees are payable in monthly installments as follows:
$340 for the studio units and $680 on the one bedroom units.
Leasing: We understand that the management fees for renting units will
be 50% of the rents.

Park
Towers |

Location: Park Towers at One Howard Hughes Parkway is just 2 blocks from
the Las Vegas Strip. Hop off the plane at McCarran International Airport
and drive just 5 minutes up Paradise Road to the Hughes Center and your
home!
Building and Units: Two towers that are each 20 stories with 42 units in
each tower.
Summary: This project consists of a total of 84 residences. The floor
plans range from 2,100 to over 5,300 square feet with four very special
duplex penthouses ranging up to 9,500 square feet. The complex amenities
include richly appointed gardens, a residents' only health spa, fitness
center, wine cellar with private lockers, a Hollywood screening room,
business service center, pool and tennis courts, plus valet parking full
service concierge and a state of the art "controlled access system." The
décor is very upscale and if you're looking for a track record, consider
that as of December 2000; almost all units were sold out! One other
note: the new Wynn Resort Hotel owner Steve Wynn owns a penthouse suite

Pricing: There are only resale units at Park Towers and they currently
range from $995,000 for a 2,100 sq ft unit to $4,250,000 for a 5,400 sq
ft unit. Some off the penthouses sold for over $7 million!

Turnberry

Location: This project is located opposite the Las Vegas Hilton off
Paradise Road (about 3 miles north of Park Towers) and is within 6 miles
of McCarran International Airport. It's just one big block away from the
Strip (across from The Riviera Hotel).
Summary: Turnberry Place was one of the very first high rise projects to
come to Las Vegas in 1998. It is billed as a "secure and sophisticated
15 acre gated sanctuary of privilege and pleasure" and judging from the
track record, it is! The sheer size of this project alone sets it apart
from many of the others. There are four thirty-eight story Towers
featuring 5 floor plans (A, B, C, D, E), Penthouse Plans (F,G,H) and
Tower suites (2 stories high). The sizes of the units vary from 1,546
square feet to the enormous 11,299 square feet Tower Suite. Each of the
suites features terraces that are quite nicely done and this is another
factor that separates them from Park Towers. Turnberry Place emphasizes
security (monitored 24 hours a day), private computer- keyed elevator
access to the suites, superior views, and upscale amenities including
chauffeured limousines, a high tech business center, room service, a
European style spa, fitness center, indoor and outdoor pools, tennis
complex, and casual and fine dining. The posh Sterling Club has become a
favorite lunch and meeting place of many of the movers and shakers of
the Las Vegas business and entertainment community.
Pricing: There are many resale units at Turnberry and they range at last
look from $595,000 for 1,556 sq ft to $6,500,000 for a 6,421 square foot
penthouse!
Association Fees: Monthly association fees range from $850 to $2,500.
The tower suites go as high as $2,900 a month.

Location: At the corner of Paradise and Karen, just ˝ mile off the Las
Vegas Strip.
Summary: Condominium project only built by the same developer of Turnberry Place. This project in genera is a smaller scale than
Turnberry Place with more reasonably priced units. This project offers
four floor plans (A, B, C & D) ranging from 810-1,685 square feet. There
are 1, 2 & 3 bedroom units available with some offering view of the city
or mountains. Residential units begin on the second floor. D floor plans
are only available on floors 33-45. On the top floor (45), only B, C and
D units will be available. Some of the numerous amenities include a
valet service, 24-our security, underground parking, outdoor pool,
tennis courts and a fitness center. Construction begins in 2005 and is
scheduled for completion in 2007.
Pricing: A Plan units $375,000-$575,000, B Plan units $575,000-$900,000,
C Plan units $740,000-1.2 million and D Plan units $920,000-1.1 million.
Association Fees: A Plan units estimated at $450 a month, B Plan units
estimated at $850 a month, C & D Plan units are estimated at $900 a

Location: Off Industrial Road north of Tropicana (not on the Strip).
Buildings and Units: The project was originally planned as two towers
but the developer is now adding a third tower. The existing towers are
sold out and are each 24 stories high with 320 units in each tower.
Summary: The project offers very good views of the Las Vegas Strip as it
is constructed parallel to Las Vegas Boulevard (across interstate 15).
The buildings are just off Industrial Road. There are 20 floor plans to
choose from and the living areas will range from 700 to 4,500 square
feet. There will also be a row of town homes surrounding the pool area.
Features include a 500 square foot gym, yoga and Pilates, one-acre pool,
spa facilities, indoor racquetball court, valet parking, screening
cinema, dry cleaners, gourmet grocery store and bakery. Construction of
the first tower has begun and will be completed by 2006.
Pricing: The prices range from $435,000 up to $2.4 million.
Association Fees: Fees are payable in monthly installments of and range
from $280 to $1,800 per month.

Monterey in

2-stories and containing a total of 551 units.
Summary: This project is located in the original guard-gated golf course
community, home to the city’s rich and famous, the Las Vegas Country
Club. Monterey will bring affordability to this prestigious address that
is considered a Las Vegas Landmark. Monterey offers a total of 237
different floor plans that include studios, one bedroom, two bedrooms
and even two-story townhomes. The units range in square footage from 740
to 1200 square feet. The amenity include gorgeous golf course views,
private patios or balconies, fireplace and wet bar, gourmet kitchens,
built-in bookshelves, large walk-in closets, five sparking pools and
hydro massage spa, fitness center, picnic areas with gas barbecues and
is just two blocks for the Las Vegas Strip.

Trump

Location: This project will be located on property that is now part of
the Frontier Hotel Casino. The street address will be Fashion Show Drive
and from renderings it appears that the building will be located almost
across the street from Nordstrom’s in the Fashion Show. The site
includes 3.5 acres
Buildings and units: One Tower 64 stories high with 1,282 units. Units
start from the 16th floor. The lower levels will be a combination of
garage parking and retail, conference rooms and fitness center.
Summary: Patterned after Donald Trump’s extremely successful Trump
International Hotel and Condominium Tower in New York, this 645 foot
tall tower, clad in gold glass with sparkling white accents will
commence construction in 2005. This is a joint venture between Donald
Trump and Phil Ruffin, who owns the Frontier Hotel. The 1,600,000 square
foot building will be divided into 1,282 units that range from 600 to
3,000 square feet of living space. Recently, it has been announced that
a second tower will be constructed due to the first tower being 80% sold
out. Luxury amenities will include super-luxury spa and salon as well as
fine restaurants. Guests and residents will be pampered will full world
class hotel services. Sales are very good and the first release resulted
in almost half the building being sold in les than 2 months!
Pricing: The prices range is from $500,000 to over $5.5 million
