Location: Follow I95 North-left or west on Lake Mead-follow to Mariner and turn right- this will lead you right into the community.

Description: Drive out I95 west and turn west on Lake Mead and you will encounter one of the most unique communities in NW Las Vegas, Desert Shores. There are 4 man made lakes here and the community has a beach club complete with man made beach, clubhouse, and boathouse. Residents enjoy community facilities, boating, fishing, and swimming all for $60 a month (non-gated communities). The price of homes range from the low $100's up to over 1 million in the custom gated communities. Homes that are on the water were sold originally for approximately $100,000 lot premiums! There is also one community that features all single story homes ( a rarity in Las Vegas) and that community is gated. It's a great place for joggers and roller bladers and the community makes a great impression while driving through.

Price Range: $340,000 up to $650,000

Association fees: The base fee is $60 a month and Desert Shores has one of the best associations in town. Their fees have actually COME DOWN over the last few years. A super feat!

Proximity to Town: Desert Shores is located in the Northwest off I95 with Lake Mead to the south, Rampart to the west, Cheyenne to the North, and buffalo to the East.

Master Planned Community

Location: Southwest. Go west on Sahara to Fort Apache-turn right on Fort Apache and left into Red Hills.

Description: Peccole Ranch is located in the southwest all the way out west Sahara. A best kept secret of sorts, Peccole is made up of 12 communities, of which 5 are gated. There is an extra charge for the gate. The community features extensive greenbelts, a community clubhouse that can be rented out for parties, tennis courts, a volleyball court, and you can use the basketball courts at Piggott Elementary on weekends and after school hours. Also, great views of the Red Rock mountains are visible to some of the homes as well as while driving through the community. The elementary school was set up so that no matter what development you live in you can walk to it without having to cross a major street. If you like Summerlin but don't want to pay the fees and have a closer proximity to the Strip, you'll love Peccole Ranch.

Price range : $299,000 up to $745,000

Association Fees: $48 a month up to $109 a month for gated communities Canyon Ridge Series ($48 a month) includes alarm system

NO SID FEES

Proximity to Town: - About 6 miles from Sahara and the Strip. Surrounded by The Lakes to the South-Canyon Gate CC to the East, Queensridge to the North , and new developments to the West including Summerlin

Schools: Piggot School- Elementary School can walk to it from any community within Peccole without having to cross a major street. The middle school is Rogich Sig Jr. High and the high school is Bonanza High School.

Location: Follow Sahara west past Durango and the entire area to your left (South) is The Lakes.

Description: One of the first major masterplanned communities in the southwest part of town The Lakes feature one man made lake as well as waterscaping and extensive greenbelts throughout the community. The prices range from $299,900 to over $500,000. There are over 15 builders that have built homes here and one custom home site "Regency at the Lakes" and prices range from $699,000 to over $1 Million.

Community Amenities: Greenbelts, The Lake (surrounded by custom homes), some homes feature very good city views, walkways, and meandering ponds and streams.

Association Fees: If it is non-gated approximately $59 a quarter and range up to $210 a month.

Proximity to Town: Approximately 5 miles from Sahara and the Strip. Sahara Avenue is to the North, Durango to the East, Hualapai to the West, and Desert Inn to the South.

Schools: Christiensen & Ober Elementary, Lawrence Jr. High, Bonanza High School
