  1. Summerlin monthly fee for parks, facilities and services provided by Summerlin
  2. SID- Special Improvement District
  3. Individual gate community fee- this varies on each individual gated community. You will notice a larger difference between gated and guard gated fees.

Some unusual features include: views of Red Rock mountains, golf frontage on some sites, and a small community park. The neighborhood is set up with a good deal of privacy afforded to the home sites as well.

Canyon Crest

This community offers some similarity to Desert Trails in that it is fairly small, has an electronic gated entrance, and the lot sizes range from ¼ acre to possibly 1/3 acre.

Canyon Fairways

Canyon Fairways combines some of the features of Eagle Hills (park area and tennis courts) with a partial offering of homes that front the TPC Canyons golf course. The community has a 24-hour guard gated entrance, features quiet, tree-lined streets, and a six-acre park with tennis and play areas.

Country Club Hills

Country Club Hills separates itself from the crowd by the fact that all the homes were built by the same builder; Christopher Homes. Therefore, it is by definition a semi-custom neighborhood.

Desert Trails

Desert Trails offers one-quarter acre home sites in a community of 56 homes. The entrance is an electronic gate and the buzzword here is a more intimate arrangement of custom products.

Eagle Hills

Willow Creek

When you enter the guard gated community of Willow Creek, there are 3 subdivisions within the gate. They are: Eden Ridge by Pulte homes which is a single story only neighborhood offering a semi custom product, Heritage Glen and Wood Glen by Toll Brothers with homes (the products are tract style homes), and finally a separate gate within a gate known as Willow Falls.
